It’s also an opportunity for us to talk about what we expect of them, how to avoid damaging the hardwood floors and what their maintenance responsibilities are. This is important in setting the stage with the tenant for the future and communicating what we expect.
Most companies do an inspection once a year, and that inspection happens at the end of the year. But if you have a tenant creating problems and causing damage, the end of the year is too late. Our first inspection occurs 30 days after the tenant moves in. This allows us to see if there’s a pet we didn’t agree to or smoking or an unauthorized roommate.
Then, we do a six-month inspection. Again, we make sure tenant taking good care of the property and following the terms of the lease. We also do a maintenance review. This includes checking the gutters and roof to see if there’s something we should be taking care of.
We inspect again at the 11-month mark. At this point, we get a look at what’s going on and we also talk to the tenant to discuss whether they have plans to stay. If they want to stay, we talk to the property owner and do a market analysis to see if we can raise rent. Typically, we will offer good tenants another 12-month lease.
