Preserving the value of your property

We have our own in-house maintenance and repair company working for you… and it will save you a lot of money!

Maintenance Must be Controlled in rental homesYour home will receive the cost savings of our in-house maintenance and repair.  Rather than trying to find a third-party vendor for every little repair, you can rest assured that the our staff is taking care of the problem in a timely and cost effective manner.

Most repairs of a rental property should be handled by a Handyman, who is a licensed and bonded contractor that has good skills in many areas….minor electrical, basic plumbing, carpentry, touch up painting.

Too much! Many years ago, we found that the local Handyman services were just too expensive.  On top of that, we didn’t have any control over when they began our repair and when they finished. Which is a sure way to cause poor tenant relations.

You will save 40-50% on many maintenance and repair items.

A licensed and bonded Handyman will typically charge $75 to $95 per hour.  The most common Handyman service in our area is Mr. Handyman with rates of $95 per hour with a minimum charge of $250.   Our in-house Maintenance and repair service is $58 per hour with an $85 minimum.

The typical property management company will use outside contractors for all repairs.  If the tenant calls with a leaking sink, they will immediately call a plumber with a typical charge of $189 per hour when a skilled Handyman at $58 per hour is what is really needed.

True life example:  A 4-hour job with a plumber will cost $831 after tax.  Our in-house maintenance will cost $255.  That is a huge savings.

This example is very realistic and it represents over a 350% savings if it is handled by our In-House Maintenance Staff.

Insist upon a management company with in-house Maintenance and repair.

In some cases, a specialty contractor is required such as a furnace repair, an electrical problem,  or a major plumbing repair.  In that case, we have our preferred contractors that we know and trust.  Because we use them frequently, we receive their discounted pricing…..which we pass on to you.

A good property manager will trouble shoot the problem before spending you money on a needless repair.

Sometimes a tenant will call with simple issues that can be resolved over the phone. Our years of experience an d knowledge will allow us to troubleshoot the problem before dispatching someone out to the house.  For example, a tenant might have an outlet that doesn’t work, and a simple resetting of a GFCI outlet fixes the problem or the furnace is not working but it just needs new batteries in the thermostat.

After Hours Emergency Maintenance

If there is an emergency in the middle of the night or on a weekend, our maintenance staff is notified and it will be handled but not after first determining if there is a true emergency or if it can wait until the next business day.  Weekend or after hours repairs cost more and a good property manager will make sure it is necessary before spending your money.

On-line repair requests

Tenants are able to submit a repair request through their personal Tenant Portal within our software system.  It is important to tenants that they have systematic problem resolution and a system that does not allow maintenance requests to fall through the cracks, requiring multiple tenant requests before the work is done.

You will receive pictures of any problem in need of repair or maintenance.

You get to see all invoices and receipts. 

If there are maintenance or repairs at your property, you will receive photo’s whenever possible and you will receive copies of all receipts and invoices attached to your monthly Owners Statement.

Preventative maintenance

Preventative maintenance is necessary to maintain the value of your property and avoid letting small issues become larger more expensive problems down the road.  While we do not perform an in-depth structural inspection, our regularly scheduled tenant inspections allow us to be watchful for any maintenance and repair items and bring those to your attention along with our recommendations of urgency and a course of action.  Some things will go on the future to do list, other things may be a strong recommendation for your consideration to preserve the value of your property.

Under our watch… Your property will not be ignored and allowed to fall into disrepair.

Without regularly scheduled inspections, your property can easily fall into disrepair.   Delayed or “deferred” maintenance usually means the repair costs will multiply.  Our regularly schedule inspections are very helpful

We can help prepare your property for rent.

Our in-house maintenance can perform many repairs and improvements that your property may need to be “rent ready”.

For your first tenant, your property should get a full, detailed cleaning, painting, and other small repairs.  This is also a good time to consider strategic improvements that will maximize your rental revenue such a s a new kitchen faucet or an upgrade to some of the flooring.  In-between tenants, your property may need touch up painting, re-keying of the locks.

The quicker the turnaround time, the sooner you get rental income.  We have the team available and the knowledge to help get things done. Cost effective and fast.
