Maintenance Must be Controlled in rental homesOur in-house Maintenance Team can perform many repairs and improvements that your property may need in order for it to be “rent ready”.

For your first tenant, your property should get a full, detailed cleaning, painting, and other small repairs. This is also a good time to consider strategic improvements that will maximize your rental revenue such as a new kitchen faucet or an upgrade to some of the flooring.

Between tenants, your property may need touch up painting, re-keying of the locks, and maintenance items such as pressure washing the slippery concrete.

The quicker the turnaround time, the sooner you get rental income. We have the team available and the knowledge to help get things done. Cost effective and fast.

Rather than trying to find a third-party vendor for every little repair, you can rest assured that the Maintenance Team is taking care of the problem in a timely and cost-effective manner.

Too much! Many years ago, we found that the local Handyman services were just too expensive. On top of that, we didn’t have any control over when they began our repair and when they finished. Which is a sure way to cause poor tenant relations.

Insist upon a management company with in-house Maintenance & Repair.

In some cases, a specialty contractor is required such as a furnace repair, electrical problem, or a major plumbing repair. In that case, we have our preferred contractors that we know and trust. Because we use them frequently, we receive their discounted pricing.

A good property manager will trouble shoot the problem before spending you money on a needless repair.

Sometimes a tenant will call with simple issues that can be resolved over the phone. Our years of experience and knowledge will allow us to troubleshoot the problem before dispatching someone out to the house. For example, a tenant might have an outlet that doesn’t work, and a simple resetting of a GFCI outlet fixes the problem, or the furnace is not working but it just needs new batteries in the thermostat. We will do our best to rule these things out before scheduling a repair.

After Hours Emergency Maintenance

If there is an emergency in the middle of the night or on a weekend, our maintenance staff is notified and it will be handled but not after first determining if there is a true emergency or if it can wait until the next business day. Weekend or after-hours repairs cost more, and a good property manager will make sure that an after-hours repair is necessary before spending your money.

On-line repair requests

Our tenants are able to submit a repair request through their personal Tenant Portal within our software system. It is important to tenants that they have systematic problem resolution and a system that does not allow maintenance requests to fall through the cracks.

When appropriate and if helpful, you will receive pictures of repair or maintenance issues.

You get to see all invoices and receipts.

If there are maintenance or repairs at your property, you will receive copies of all receipts and invoices attached to your monthly Owners Statement.

Preventative maintenance

Preventative maintenance is necessary to maintain the value of your property and avoid letting small issues become larger more expensive problems down the road. While we do not perform an in-depth structural inspection, our regularly scheduled tenant inspections allow us to be watchful for any maintenance and repair items and bring those to your attention along with our recommendations of urgency and a course of action. Some things will go on the future to do list, other things may be a strong recommendation for your consideration to preserve the value of your property.

Without regularly scheduled inspections, your property can easily fall into disrepair. Delayed or “deferred” maintenance usually means the repair costs will multiply. Our regularly schedule inspections are critical in helping you maintain the value of your investment.
